Research Analyst / Investment Analyst – Residential Real Estate | Gurugram | Full-time, Work from Office
We are hiring a Research Analyst / Investment Analyst for residential real estate at a fast-growing fintech investment platform in Gurugram. You will run micro-market research, financial modelling (DCF, IRR, XIRR, rental yield, sensitivity analysis) and investment memos for premium residential assets across Gurugram and Noida. Open to 1-5 years of experience, including high-potential finance graduates from IITs and IIMs.

ABOUT THE COMPANY
A fast-growing Gurugram-based fintech platform that lets retail investors own fractions of premium residential real estate. Each property is held in its own SPV, investor money moves through a bank escrow under a trustee framework, and inventory is sourced from Grade-A developers. The founding team comes from leading consumer internet and fintech companies.
ABOUT THE ROLE
You will own the research and analysis behind every investment the platform makes, from first look to listing. You will combine residential micro-market research with financial underwriting, stress-test rental yields and exit values, and write the investment notes that the investment committee approves and investors rely on. This is a high-ownership role with direct exposure to the founders.
We are hiring across two profiles in one role:
• Research Analyst (1-3 years) – market research, data gathering, comparables, pricing and rental analysis, research notes
• Investment Analyst (3-5 years) – underwriting models, investment committee memos, due diligence coordination and asset tracking

WHAT WE ARE LOOKING FOR – PRIORITIES
• Works independently and owns outcomes end to end
• Comfortable with technology – data tools, spreadsheets, dashboards and AI tools for research
• Strong analytical and research skills – can turn raw data into a clear recommendation
KEY RESPONSIBILITIES
• Screen residential opportunities from developers and channel partners against the platform’s investment criteria
• Research the micro-market: pricing, absorption, inventory, rental demand, supply pipeline and comparable transactions – starting with Gurugram (Golf Course Road, Golf Course Extension Road, Dwarka Expressway, Southern Peripheral Road) and Noida
• Build underwriting models for each property: purchase price, stamp duty and transaction costs, rental yield, appreciation, SPV-level cash flows, IRR and XIRR, and exit scenarios with sensitivity analysis
• Write investment committee memos covering the thesis, risks, mitigants and a clear recommendation
• Coordinate due diligence with legal, technical and valuation advisers, including title, RERA and approvals
• Track live assets after investment (rent, occupancy, resale benchmarks), refresh valuations and feed investor reporting
• Support investor-facing material: property pages, market updates and quarterly performance notes
REQUIRED SKILLS AND QUALIFICATIONS
• 1-5 years in real estate investments, research, valuation advisory, transaction advisory, equity research, investment banking or a similar analytical finance role
• Strong financial modelling (DCF, IRR, XIRR, sensitivity analysis) and advanced Excel
• Strong research skills – primary and secondary market research, data gathering and synthesis
• Crisp written communication – able to turn a dataset into a one-page recommendation and present it to founders and investors
• Education: MBA/PGDM in Finance, CA or CFA (any level); B.Tech/B.Arch/Civil Engineering with finance exposure also considered
• Freshers (around 1 year of experience) from IITs, IIMs and other top-tier institutes with a finance background are encouraged to apply
PREFERRED / BONUS SKILLS
• Hands-on residential real estate experience in India – projects, pricing, rental markets and the developer landscape
• Working understanding of real estate transactions: stamp duty, registration, RERA, title and approvals
• Experience at a fractional ownership platform, real estate fund, AIF, NBFC real estate desk, property consultancy or a developer strategy team
• Familiarity with SPV structures and the SEBI SM REIT (Small and Medium REIT) framework
• Knowledge of NCR premium residential developers and projects
• Comfort with data tools (Python, SQL, Power BI/Tableau) or AI tools for research
TOOLS YOU WILL USE
• Advanced Excel / Google Sheets financial models
• Property data and listing platforms, RERA portals and market research sources
• Presentation tools for investment memos and investor updates
